Fixed site costs are the pre determined costs required to prepare your block so construction can begin. Unlike variable “site costs” that can change later, they are agreed upfront, giving you confidence and clarity from day one.

Because every block is different, not all builders include the same items. What matters most is what’s included and what’s not.

What's included?

Our fixed site costs cover the key work needed to get your block ready for construction. This includes earthworks and site preparation, an engineer designed concrete slab suited to your block, and standard piering or slab upgrades the engineer requires. It also provides for standard power, water, sewer and stormwater connections, along with the removal of excess spoil and up to 12m of all weather access to the site. Safety measures, fall protection and compliance requirements are included as well, together with an allowance for rock removal if it’s encountered. The package is completed with a standard N2 wind classification.

Designed for real land conditions

Our fixed site costs are designed for real blocks - not 'best case' scenarios. That means they suitable for common site conditions like up to 1,400mm of cut and fill, minimum 3,000mm setbacks, typical residential service connections, and developer provided compaction reports.
