What are fixed site costs?

Fixed site costs are the agreed costs required to prepare your block before construction can begin.

Unlike variable site costs that can change later, our fixed site costs are determined upfront, giving you greater confidence and clarity from day one.

To be eligible for reduced fixed site costs, your block must be located in a participating estate and meet some standard site and engineering requirements, including:

• Up to 1.4m of fall across the building platform
• Up to 5m of developer fill where no long-term settlement report is available
• Minimum 3m front setback requirements
• Suitable site and engineering conditions

What's included?

Our fixed site costs include many of the essential items needed to get your block ready for construction, helping reduce the risk of unexpected costs later.

This includes:

• Site preparation and earthworks
• Engineer-designed concrete slab
• Standard piering and slab upgrades where required
• Standard power, water, sewer and stormwater connections
• Removal of excess spoil
• Up to 12m of all-weather site access
• Safety, fall protection and compliance requirements
• Allowance for rock removal if encountered
• Standard N2 wind classification

If your site requires an M Class slab, we’ll includes the upgrade at no additional cost on eligible homes, delivering even greater value and certainty when compared to many standard site cost packages.
