If your block is outside of the nominated build zones, please contact or visit a Plantation Homes display centre and speak to a new home consultants to discuss your possibilities. Our team can also determine the requirements for the listed build zones.

Minimum lot depths

Minimum lot depths are based on a 60% total house site coverage (excluding eaves). Specific regulatory requirements including site coverage, private open space, and front and rear setbacks — may vary depending on your estate or local council guidelines. Please speak to a new home consultant to confirm applicable requirements for your lot.

Mainvue & Reserve Collection Inclusions

Mainvue

Up to $55,800 in everyday standard inclusions statement based on the single storey Sofia 438-D47 with Solar All Electric (Mainvue range) standard inclusions. Plantation Homes reserves the right to withdraw, amend, change or substitute the make, range, model and/ or type of any product and to withdraw or change pricing, inclusions, or promotion without notice. Inclusions may vary depending on house type. 7-star based on standard façade and master floorplans.

Reserve

Up to $71,700 in everyday standard inclusions statement based on the single storey Colorado 565-S61 with Solar All Electric (Reserve range) standard inclusions. Our standard inclusions are available every day. Plantation Homes reserves the right to change or substitute the make, range, model and/or type of any product or withdraw, change pricing, inclusions, or promotions without notice. Inclusions may vary depending on house type.

Plans and dimensions are representative only and all measurements are in millimetres unless otherwise stated. Lot widths are based on a standard facade and may vary depending on facade chosen. Due to estate requirements and council guidelines some lot width requirements will change and therefore need to be used as a guide only. Refer to master drawings for accurate features, floorplans and dimensions. There are also additional cost floorplan options, fixtures and fittings which are not included in our standard product or pricing.

The images and product references contained in the Visualiser are for illustration purposes only and in no way replace formal documentation provided by Plantation Homes. It may show screens, landscaping, structures, decking and decorative finishes not offered by Plantation Homes. Please speak to your new home consultant for options available at the time you pay a deposit and refer to master drawings for accurate features and dimensions. All images are computer generated, which may result in variances in colours and finishes of actual product. Before you make your final colour choices, please inspect a physical colour sample to ensure you are satisfied at your colour appointment, keeping in mind there may be variations in colour from batch to batch. For detailed pricing and specifications, please speak to a Plantation Homes representative. Our advertised list price includes 7-star energy efficiency and whole of home compliance for all house types on all lot orientations assuming standard floorplan, base façade and based on midrange colours selected.

Our advertised list price includes 7-star energy efficiency and whole-of-home compliance for any house type, any façade, any orientation at no extra cost.

Net-Zero

Net zero statement is based on NatHERS whole of home performance rating of 100+ for appliance efficiency for our solar all electric homes based on standard floorplans, facade and inclusions which takes into account calculated assumptions made by the NatHERS program about the average energy usage of households. NatHERS calls a score of 100 a net zero energy value home.

Q Collection

12 week site start: In order to qualify for a 12 week site start from the date of sales accept, you will need to comply with the following conditions to qualify for the 12-week timeframe. This offer only applies to the Q Collection and does not apply to the Mainvue and Reserve collections (but is available for our start building sooner pathway with the same conditions). It is only available for blocks of land that qualify for fixed site costs, and you must meet the following conditions. If any condition is not satisfied, the timeframe will no longer apply. (1) Land must be registered, and you must be eligible for fixed site costs before paying your deposit (2) You must select a pre-determined colour palette (no colour appointment required). No changes can be made to the colour scheme (3) Your build must not require town planning or council relaxations (4) Your build must not require a Home Sewerage Treatment Plant (5) You must sign your tender within 48 hours of receiving it (6) You must sign your contract within 7 days of receiving it and pay the balance of the 5% deposit within this timeframe (7) You must provide evidence of approved finance and all required documentation within 30 days of signing your contract. Please note: The 12-week timeframe applies only to factors within our control. Any delays in covenant approval, council applications, or external approvals will extend the timeframe accordingly.

Get Started for $5k: Customers who qualify for the promotional offer will pay $1,500 initial deposit, $1,500 due at the tender signing appointment, and a further $2,000 deposit due at the signing of the contract but will not pay the balance of the 5% deposit until full finance approval is received, prior to being released to site, when the balance of the 5% deposit will become due. To qualify for the $5k offer, customers must have a financial health check and proceed with finance through Loan Studio. All customers must have pre-approval before paying a deposit. Should the contract be terminated prior to payment of the 5% deposit in full, the balance of the deposit will become due and payable immediately, and Plantation Homes is entitled to that amount plus a reasonable price for the work performed together with consequential losses including loss of profit.

Our advertised list price includes 7-star energy efficiency and whole-of-home compliance for any house type, any façade, any orientation at no extra cost. Low-E windows not included.

12 month price lock: Our normal 12 month price lock conditions apply with up to a maximum of six additional months available. The additional price lock extension is available in monthly increments for Q Collection but a reduced free of $1,000 per month applies.

Start building for $5k

The Get started for $5k: Customers who qualify for the promotional offer will pay $1,500 initial deposit, $1,500 due at the tender signing appointment, and a further $2,000 deposit due at the signing of the contract but will not pay the balance of the 5% deposit until full finance approval is received, prior to being released to site, when the balance of the 5% deposit will become due. To qualify, customers must be building in a Greenfield site and must proceed with finance through Loan Studio. Should the contract be terminated prior to payment of the 5% deposit in full, the balance of the deposit will become due and payable immediately, and Plantation Homes is entitled to that amount plus a reasonable price for the work performed together with consequential losses including loss of profit. This promotion applies to deposits received from 6 May 2025.

Start Building Sooner

Start Building Sooner (SBS) is designed to help customers move forward with confidence and speed, offering three eligibility criteria depending on readiness and preference.

Eligibility criteria 1 - ‘2 weeks to contract’ and ‘10 weeks to site’ supports customers who are fully prepared to move quickly, with the potential to reach site in as little as 10 weeks.

Eligibility criteria 2 - ‘2 weeks to contract’ - provides a fast-track to contract for those needing certainty now, with flexibility on timing to start.

Eligibility criteria 3 - ‘Curated colours. Upfront pricing. Get home sooner’ offers a simplified experience through pre-selected, professionally curated colour schemes, removing the need for interior design consultations for acreage land and knockdown rebuilds that don’t qualify for fixed site costs.

Each pathway has specific eligibility criteria and conditions, as outlined below.

The SBS program offers eligible customers the opportunity to progress to site in as little as 10 weeks (under Eligibility Criteria 1) from the date your project planner first contacts you, subject to the conditions outlined below. In order to qualify for ‘2 weeks to contract’ and ‘10 weeks to site’ guarantees, you must comply with all of the following conditions. If any condition is not satisfied, the guarantees will no longer apply. In this event, Plantation Homes will continue to work as diligently as possible to commence construction sooner than would otherwise occur under standard processes

To qualify, you must:

  1. Have registered land and finance locked in
  2. Eligible for fixed site costs prior to payment of the initial deposit
  3. Select a predetermined SBS internal and external colour scheme in sales so that a colour or interior design appointment is not required. The selected colour scheme must remain unchanged in order to maintain eligibility for the 10 weeks to site guarantee.
  4. No requirement for town planning, council approvals, or council relaxations for the site or build, as determined during initial eligibility assessment.
  5. No requirement for a home sewerage treatment plant.
  6. Sign the tender within twenty four (24) hours of issue.
  7. Sign the building contract within seven (7) days of receipt. A copy of the standard HIA contract will be provided as early as practicable to allow customers to familiarise themselves with the contract terms.
  8. Pay the balance of the 5% deposit within seven (7) days of signing the building contract.
  9. Sign the electrical variation within forty eight (48) hours of the electrical appointment.
  10. Provide evidence of approved finance within thirty (30) days of signing the building contract.
  11. Provide all other documentation required under the contract within thirty (30) days of signing the building contract.

Please be aware that the ‘2 weeks to contract’ and ‘10 weeks to site’ timeframes applies only to matters within Plantation Homes’ control. Where delays occur due to covenant approvals, Council approvals, statutory authority requirements, or other external parties, the length of those delays will be added to the 10 week timeframe.

Participation in the ‘2 weeks to contract’ and ‘10 weeks to site’ pathway is subject to eligibility criteria and limited program capacity at the time of application. Acceptance into the pathway is required, and availability may change prior to acceptance. Once accepted, customers must continue to meet all program requirements.

‘2 weeks to contract’ - enables eligible customers to enter into a building contract within 2 weeks, including titled or untitled land where Plantation Homes agrees to accept the job for 2 weeks to contract. Conditions 1, 9, 10 and 11 above do not apply to pathway 2 and it does not include a guaranteed timeframe to site start.

‘Curated colours. Upfront pricing. Get home sooner’ provides a streamlined experience through predetermined colour schemes, removing the need for an interior design consultation. This pathway is available for acreage land and knock down rebuilds that don’t qualify for fixed site costs but still want a streamlined experience. No guaranteed time frames apply, however with no time required for an interior design consultation you will certainly start building sooner than would otherwise be the case.
