First home buyers in Queensland currently have access to one of the most generous government incentives in the country - but that window is closing fast. Here’s what you need to know.
From 1 July 2026, the Queensland First Home Owner Grant (FHOG) will reduce from $30,000 back to $15,000 for eligible contracts, effectively cutting available support in half for those who miss the deadline.
For many buyers, that’s a $15,000 difference that could go towards a deposit, upgrades or reducing overall loan costs - making the coming weeks a critical time to act.
What’s changing?
The current $30,000 FHOG is a temporary boost, available for eligible buyers who sign a contract to build or purchase a new home on or before 30 June 2026.
After this date:
- The grant will revert to $15,000
- Eligibility rules will remain the same
- The grant will still apply only to new homes valued under $750,000
In simple terms - waiting beyond June could mean walking away from a significant financial advantage.
Why acting early matters
In a market where affordability remains front of mind, the FHOG can play a key role in helping first home buyers take that first step sooner.
Right now, eligible buyers can:
- Put $30,000 toward their deposit or build costs
- Combine the grant with other incentives (such as stamp duty concessions on new homes) to reduce upfront costs
- Secure certainty before policy changes take effect
But timing is everything. To access the full $30,000, buyers must have a signed building contract before the 30 June deadline - not simply be in the early stages of research.
