Have you heard lots of talk about The National Construction Code (NCC) and big changes that are coming in 2023 for the building of residential homes? Trying to make sense of it all and how it will impact the building of your new homes?
Below is what you need to know and all the key dates that will affect you when building with us.
What is the National Construction Code?
The NCC sets out the requirements for the design and construction of buildings in Australia, including plumbing and drainage work. It sets the minimum required level for the safety, health, amenity, accessibility and sustainability that we need to achieve to build your home.
Changes to the code
Changes to the NCC happen every three years, however, the latest changes announced to come into effect in 2023, are considered to be the most substantial to the NCC in the past 25 years.
This will significantly affect the waterproofing, liveability and energy efficiency of the home.
Stage 1 - Lumbing and Waterproofing - 1 May 2023
The first date of importance is 1 May 2023 which is when the new plumbing and waterproofing standard comes into effect. Most of this work will involve us doing some ‘behind the plaster’ work in the building of your home to achieve code compliancy.
What does this mean for you?
If you have land registering before 1 May 2023, and are ready to deposit before 17 April at the very latest, you can avoid any additional costs required to comply with the NCC 2022. Please speak to your New Home Consultant for your specific circumstances.
Stage 2 - Energy Efficiency and Accessibility - 1 Oct 2023
The accessible housing and energy efficiency provisions will commence from 1 October 2023. In essence, the Code’s intent is to provide friendlier homes with easier access to and within the home for people with restricted/limited mobility and an ageing Australian population.
This means our current house designs will need to be revised to comply with the new regulations.
What does this mean for you?
There is limited time to lock in our current house designs and floorplans, as some are changing to accommodate these requirements. Some will disappear altogether as they cannot be re-designed effectively to comply.
